Forward Community Investments is a community development financial institution, providing low-cost, flexible financing to nonprofits engaged in the development of affordable housing, community services and facilities and the promotion of economic development initiatives in low- and moderate-wealth neighborhoods for community residents and special needs individuals.
Individuals and institutional investors concerned about the social dividend of their investments place funds in FCI at or below-market rates, creating a pool of loan capital dedicated to improving the lives of people disinvested from the community-at-large. FCI, in turn, re-lends this capital at low-interest rates to nonprofits to facilitate their projects. Investors give, nonprofits borrow and our communities grow.
BORROW TO BUILD A BETTER TOMORROW
When a nonprofit borrows from FCI, they become part of a cycle that allows others to borrow and communities to grow. Here?s how the process works:
? The nonprofit completes and submits an application to FCI.
? We affirm the social impact of the project, underwrite the loan request and make a credit recommendation to our Loan Committee.
? The Loan Committee reviews the request. If approved, the borrower receives a commitment letter outlining the terms of the loan. If not approved, FCI helps identify alternative funding options.
? We close the loan and disburse funds.
? The borrower monitors the social impact of the project and reports details to FCI.
? The loan is repaid.
? Funds are recycled to support other borrowers.

? NOTE: In certain cases, FCI will consider lending to for-profits engaged in the development of affordable housing. Call for further clarification.
